Fenchurch Street is a highly sought-after address in the City of London, home to the headquarters offices of many large corporations.
The street’s postcode is EC3M, and it is located in the EC3 postal area, which is synonymous with insurance businesses.
The vicinity has been associated with the sector since the 18th century, and Lloyd’s Register, where the annual Lloyd’s Register of Ships is published, is located at No. 71.
The organisation dates to 1760 and is unaffiliated with Lloyd’s of London on adjacent Lime Street. However, it emerged from the same professional clique that met at Lloyd’s Coffee House, from which both organisations took their names.
Today, multinational insurance companies occupy the street, such as Aviva, who chose EightyFen at 80 Fenchurch Street for its new London headquarters.
The 240,000-square-foot building achieved BREEAM ‘Excellent’ and WiredScore ‘Platinum’ ratings.
Development on the street is focused on best-in-class office space, as developers recognise a ‘flight to quality’ from occupiers seeking the very best space to retain and attract the best talent.
In 2024, for instance, it was announced that a 650,000-square-foot next-generation office building would be developed at 50 Fenchurch Street.
The 36-storey building would incorporate prime office space coupled with state-of-the-art technology, offer facilities and amenities that enhance occupiers’ experiences, and aim to improve occupiers’ health and well-being.
It would also provide over 1.5 acres of outdoor space and terraces, with balconies on most levels, as well as public gardens with over 70 plant species on Level 10. It would be completed in 2028.
This would join the One Fen Court building at 120 Fenchurch Street, home to ‘The Garden at 120’, the City of London’s most extensive public rooftop and garden.
It would also join 20 Fenchurch Street, which offers The Sky Garden, London’s highest garden, occupying the 36th to 38th floors.
20 Fenchurch Street is a distinctive Grade A office building, also known as The Walkie-Talkie due to its shape. During construction in 2013, it earned the nickname The Walkie ‘Scorchie’ because its façade sometimes magnified the sun’s rays and caused a heating effect at ground levels. This was rectified by installing reflective panels before completion in 2014.
The street links Aldgate at its eastern end with Lombard Street and Gracechurch Street in the west.
Its name derives from the Old English term meaning church in the fenny or marshy ground. It is thought to refer to St Gabriel Fenchurch, which stood in the area until it was destroyed by the Great Fire in 1666.
Although office spaces on and near Fenchurch Street are predominantly rented by businesses and organisations associated with the insurance sector, they are also popular with those from a wide range of other industries.
These occupiers can lease office space conventionally; however, many choose from the growing number of flexible workspace options.
Also referred to as Flex Spaces, these include serviced private offices, managed office spaces, suites and corporate oc-working space solutions.
These are popular because they require short-term commitments relative to offices rented on a leasehold basis yet offer the option to extend the tenancy period at the end of the term.
As these are offices let on flexible contracts, businesses can grow into larger spaces as business grows with options available for companies requiring space for 500 and above desks.
Equally, the flexible licences allow a business to remain nimble and contract into a smaller suite as required.
Flexible offices are available on an all-inclusive rental pricing basis, meaning that the rent covers overheads that would conventionally be paid and managed separately, such as service charges, utilities, cleaning, insurance and other elements.
Private serviced offices are fully furnished and fitted, and clients enjoy the use of premium communal amenities, including break-out spaces, meeting rooms, boardrooms, a quiet area, kitchens, cafes, and fitness facilities.
Managed offices are ready-fitted. However, the client leads the furnishings and fit-out. Customised offices can include private reception areas, meeting rooms, executive offices, kitchens, bathrooms, and shower facilities, and a bespoke service pack can be agreed.
The best-in-class office buildings on Fenchurch Street are designed and managed in an ESG-considered way, so they are run sustainably, and they are equipped with end-of-trip facilities such as bicycle storage, showers, and changing facilities.
However, occupiers enjoy excellent public transport links from Aldgate, Fenchurch Street, Monument and Tower Hill stations.
