Minories Office Space

Minories office space represents London’s continual evolution. Until relatively recently, Minories was a part of Tower Hamlets; it is now part of the City of London.

Minories today is home to an eclectic mix of tenants, representing various industries, including the creative and cultural (CCI), finance, professional services, technology, and media and telecommunications (TMT) sectors.

It is the name of a street once known as The Minories in the Aldgate area of the City of London, and of a small former administrative unit, both taking their name from the Abbey of the Minoresses of St. Clare without Aldgate.

Positioned just to the east of and outside the line of London’s former defensive Roman walls, the area was under the jurisdiction of the London Borough of Tower Hamlets until a boundary change in 1994.

Today, Minories is part of the City of London and, due to its proximity to East London, is also referred to as part of the City Fringe.

The abbey was named for the sisterhood of the Sorores Minores of the Order of St. Clare. The sisters of the order were known as Minoresses. The book A History of the Minories, London, published in 1922 stated that, “The Order of the Sorores Minores, to which the abbey of the Minores in London belonged, was founded by St Clara of Assisi in Italy, and claimed Palm Sunday, March 18th 1212, as the date of its origin.”

The property was passed to the Crown following Henry VIII’s Dissolution of the Monasteries in the 16th century. The chapel of the former abbey became the Church of Holy Trinity, Minories, and other buildings were used as an armoury and later as a workhouse. In 1686, the area became part of the Liberties of the Tower of London.

The modern street Minories runs north–south, with traffic flowing both ways, from Aldgate to Tower Hill. It is part of the A1211 road between the Barbican and Whitechapel.

Walking along the street today, there is nothing to suggest that this was once the site of the Abbey. The street is lined with a mix of buildings—some from the first half of the 20th century, such as the Art Deco Grade-II listed Ibex House, built between 1933 and 1937; sympathetically refurbished and retrofitted properties from the second half of the 20th century and beginning of the 21st century; and those that combine heritage properties with brand new buildings, such as 30 Minories.

This development combines a retained Victorian former warehouse with a new office building to provide a wellness-led workspace. The design is focused on creating a contextual building that promotes connectivity and well-being, with ample access to fresh air, daylight, and biophilia through generously planted balconies and terraces.

Businesses and organisations looking to base themselves in Minories can choose prime office spaces to rent, available with state-of-the-art infrastructure and ready-to-fit.

The business accommodation can be within brand new Grade A office buildings or refurbished prestigious buildings that have been comprehensively renovated and elegantly retrofitted to provide ultramodern enterprise-grade workspace options.

In addition to leased office space, a growing number of plug-and-play office spaces are managed by premium office providers and workspace operators on behalf of clients.

Some managed offices are available directly from well-established landlords through all-inclusive managed leases or flexible leases.

The high-end private serviced and managed offices are available on relatively short-term contracts compared to leased offices, and the licences allow for extensions to terms and expansion into larger suites.

Managed office spaces are Cat A ready-fitted spaces, and the client leads the furnishing and fit-out process. Custom offices can include private reception areas, meeting rooms, executive suites, open-plan working areas, hot-desking zones, kitchens, and bathrooms, and clients can select a bespoke service level pack that best suits their needs.

The private serviced offices are fully furnished, fitted, and equipped with state-of-the-art business technologies. Clients enjoy premium shared amenities, including bookable meeting and boardrooms, breakout spaces, lounges, quiet zones, kitchen areas, fitness and wellness facilities, cafes, and outdoor spaces.

These options are available with all-inclusive pricing, so the monthly rent covers utilities, cleaning, furnishings, buildings insurance, reception, administrative support, and concierge services.

The high-end office buildings in Minories are managed sustainably to match the ESG credentials of their occupiers and offer modern end-of-journey facilities such as bicycle storage, showers, and changing rooms for self-powered commuters.

However, Aldgate, Fenchurch Street, Tower Gateway DLR, and Tower Hill stations offer excellent public transport links in the vicinity.
